To cater to Victoria’s widely forecast population boom in the next ten to fifteen years, the Victorian Government has identified Frankston City as a key Metropolitan Activity Centre of strategic significance, to cater to demand. New planning controls will allow for up to 9,000 new homes, which Frankston City is uniquely positioned to accommodate.

Frankston City has a diverse range of neighbourhood character types. From Garden Suburban, Garden Suburban Beach, Urban Beach, Garden Court, Bush Garden, Foreshore Edge, Coastal Bush, Rural Bush and Rural Contemporary Villa.

In 2021, the largest household type was couples with children (29%), followed by lone person households (26.5%), couples without children (22.8%) and sole parent families (13.4%). The majority of dwellings are low density (single detached houses), comprising of 78.4% of total private dwellings. This is significantly higher than the Greater Melbourne average at 65.1%. Medium density housing (semi-detached dwellings like townhouses and 2 storey apartments) is the second largest dwelling type (20%).

Compared to Greater Melbourne, Frankston City features a higher percentage of one parent families and lone person households, calling for more development in one and bedroom apartment style accommodation close to the city centre and public transport.​ High density dwellings (apartments in buildings of three or more storeys) made up only 0.8% of total private dwellings in 2021, which is significantly lower than the Greater Melbourne average at 12.8%.

The popularity of Horizon Frankston, which sold out off-plan to a large waiting list of further interested parties, identifies the voracious appetite for new housing developments in Frankston City, the significant opportunities across the full spectrum of social, affordable and high-end accommodation, and the scope and diversity of architectural creativity which would be welcomed.

Several street-scaping projects are complete or underway, backed by the support of the Frankston Suburban Revitalisation Board, Frankston City Council and both Federal and State governments. From lighting to landscaping, street art, vegetation, seating and shade, as well as the creation of a new open space Evelyn Park in Frankston’s central district, Frankston City is constantly evolving and transforming to create welcoming spaces for visitors and the community.
